An ID1 form is a document which is used to verify the identity of private individuals in relation to property transactions.
Why do I need an ID1 form?
It was introduced with a view to assisting with the prevention of property fraud. It is required in relation to the following transactions:
- Transfer of Land or Mortgage
- Transfer of Equity
- Register, discharge or release of Mortgages
- Sale or Purchase of Property or Land
- Compulsory First Registration
- Change of Name
- Change of Address
If a party to any of the above are not legally represented, then it is a requirement that they complete and submit an ID1.
When is an ID1 form not required?
The completion of an ID1 form is not necessary if:
- Both parties have instructed a solicitor to represent them.
- The value of the property/land which is subject to the disposal is less than £6000.
What is involved?
The ID1 form can be downloaded from the gov.uk website
You will be required to provide key information such as:-
- Full Name
- Current address
- Any previous addresses within the last 5 years
- Date of birth
- Contact Number
- Title Number
- Property Address
This information will be completed by you in Section A of the form.
You will then be required to make an appointment with HM Land Registry, a Solicitor, Chartered Legal Executive or a Notary Public who can verify your identity and complete section B of the form.
Evidence of identity must also be provided by way of either:
- A valid UK Passport
- Driving Licence
- Biometric Residence Permit
Together with 2 of the below:
- Bank Statement – dated within 3 months
- Utility Bill – dated within 3 months.
- Council Tax Bill for the current period.
- Mortgage Statement for year just ended
You must also take a passport sized photo as this will be signed and attached to the ID1 form by the person verifying your identification.
The form is only valid for 3 months after it has been completed. Should the transaction not complete by this time then you will be required to complete another form.
Verification Overseas
If identification cannot be verified by a conveyancer in the UK then section B must be completed by a Notary Public or Lawyer qualified to practice in the relevant country of residence.
If a serving Officer in the UK armed forces operating overseas, then your ID can be verified by an Officer also serving overseas who must provide their passport number.
How much does an ID1 form cost?
